I was about to buy a house in Cyprus and decided to have it inspected by Waterhawk beforehand, in hindsight, one of the best decisions I could have made. From the outside and during the viewing, everything looked perfectly fine. The walls were freshly painted, and there were no visible signs of any issues. However, before making such a big investment, I wanted to be absolutely sure that everything was structurally sound, especially inside the walls. So I asked Stefan from Waterhawk to carry out a professional moisture analysis. The inspection was performed using infrared thermography (thermal imaging) and non-destructive capacitive moisture measurements, combined with a detailed visual assessment. This allowed hidden moisture inside the building structure to be detected without opening any parts of the property. The results were shocking. Behind the freshly painted surfaces, there was significant moisture inside the walls, something that was completely invisible during a normal viewing. Without this inspection, I would have gone ahead with the purchase and likely faced serious damage and high repair costs shortly after. This analysis saved me from making a very expensive mistake. What stood out was Stefan’s structured and professional approach. He didn’t just point out potential issues, he explained everything clearly, backed it up with measurable data, and gave a realistic and honest assessment of the situation. If you are considering buying property in Cyprus, I can strongly recommend having a professional inspection done beforehand. Properties here can look flawless on the surface, but hidden issues are more common than you might think. Mega Service! Ich bin in ein Haus eingezogen, mit einem Wasserschaden an der Decke. Ich habe zuvor schon gegenüber den Haus-Verwaltern geäußert, dass es nicht gut aussieht und dass da definitiv noch Schimmel wachsen wird. Daraufhin wurde mir gesagt, dass es keine Probleme gibt und ich total übertreibe. Es wurde dann einfach nur abgekrazt und überlackiert.. 🥲😪 Leider ist es hier auf Zypern Gang und Gebe, dass Wasserschäden und Schimmel belächelt werden und einem selbst dann die Bedenken abgesprochen werden. Um mich nun selbst zu schützen, habe ich einen Bericht bei Stefan erstellen lassen, da eben genauso, wie ich es gesagt habe, angefangen hat, Schimmel dadrauf zu wachsen, trotz täglichem Lüften. Es wurden Fotos gemacht, Feuchtigkeit gemessen, die Spots, wo die Feuchtigkeit liegt mit anderen Spots im Raum verglichen, und auch in den hohlen Bereich über der Decke geschaut. Es konnte also ganz klar Ein Feuchtigkeitsproblem festgestellt werden, das durch die Konstruktion selbst verursacht wird. Mir persönlich hilft es für mein Wohlbefinden extrem, da ich nun eine Nachweis habe, dass es nicht an mir liegt. Wenn der Vermieter/die Hausverwaltung nach meiner abgelaufenen Mietzeit auf dieser Grundlage versuchen möchte, meine Kaution (7000€) einzubehalten (wird auf Zypern gern gemacht), dann werde ich definitiv einen Beweis haben (+Chatverläufe mit Beweisfotos beim Einzug bei Äußerung meiner Bedenken), dass diese Grundlage nicht rechtens ist. Ich bin Stefan wirklich sehr dankbar und kann ihn sehr empfehlen. Der Bericht ist ausführlich und gut dokumentiert mit Bildern und Messstellen.
